To people who think that a house is too big and a condo too small, a townhouse is the best type of property to buy because of its ‘just right’ size. However, it’s essential to note that size is not the only element you should consider when choosing a townhouse. Be sure to factor in the following points as well:
The neighborhood
When you’re on your way to looking at a townhouse for sale, check out the area in which the property is located. See if it’s close to places like major roads or bus stations, which will affect your level of comfort. Also, try to find out if it’s a high-crime area, as this is not something that can change overnight.
The neighbors
Find out what kind of people or family you’ll be living next to. Remember, townhouses are homes that are adjacent to each other, so noise levels will be an issue. Visit the property during times when the neighbors are home and see if you can tolerate the noise they produce.
Transportation
You don’t want to end up spending more on gas or public transport fare, so find out how near or how far the townhouse is from places that are essential to you like your office, the bank, grocery stores and your child’s school.
The association
If the townhouse has a homeowners’ association, find out about the rules that they implement. How strict are they when it comes to renovations? Do they prohibit pet ownership? How much are the association fees? Knowing these beforehand will help you avoid conflict later on.
Renting rules
If you’re planning on turning your townhouse into an investment by renting it out, find out if the association has specific rules on renting. Some of the things you want to find out are how long until you’ll be allowed to offer your property for rent and if you or they are in charge of finding the tenant.
The price
Townhouses may be relatively more affordable than houses or condos, but there are still those that might be priced higher or lower than average. It could have something to do with the location or the age of the townhouse, so you should ask the seller or developer to be sure.
All of the concerns that you need to think about, as well as the options available in the market, can make the townhouse buying experience a bit overwhelming. In this case, it’s always a good idea to ask a real estate broker for help.
