One of the biggest concerns that people have when they consider buying a townhouse is noise. When you share one or two walls with a neighbor, you’re bound to have to listen every time they have an extra loud discussion or crank their radios up late at night. While you can always tell the homeowners’ association about it if it gets too much, you don’t want to be the person who constantly complains about the things that everyone else is also going through.
The good news is that there are a lot of techniques for dampening sound from your neighbor, and most of them are quick and easy to do. If you’re set on buying a townhouse for sale but are still leery about the noise factor, here are some things that you can do to improve your walls’ soundproofing capability. 1. If your existing walls are hollow, fill in the space with insulation, which will prevent sound transfer through air vibration.
2. Purchase some 5/8” drywall and, using screws, attach them to the walls that you share with the neighboring townhouse. This will create an air space between the actual wall and the drywall and decrease the noise produced when they vibrate.
3. If you prefer not to attach drywall, you can buy fabric-wrapped wall panels and put them up against the wall. This will not only reduce noise, but will also add an aesthetic touch to your home.
4. Another dual-purpose tip is to drape decorative fabric on the walls themselves to help absorb or dispel some of the noise coming from next door.
5. Noise can also seep through the smallest gaps, like those surrounding wall sockets and light switches, so use caulking to seal these cracks.
Don’t let your concerns with loud neighbors keep you from purchasing a townhouse. By carrying out these tips, you’ll be able to enjoy the benefits that townhouse living offers without having to bear the full weight of noise issues.
