Owning a condo unit is a dream to most people; it gives you a place of your very own, you have easy access to various business districts and public transport, and you have the potential to make money out of it. Not all condos are built to a buyer’s specific liking, so owners opt to renovate in the hopes of transforming their unit into their dream residence.
However, you have to remember that while you do own your condo, there are still certain rules that you need to follow if you want to remodel your unit. Before you start smashing down walls, here are some things that will ensure that you won’t encounter any problems in the process.
Give your unit’s status certificate a thorough reading.
Everyone who buys a condo for sale is given a status certificate, which lays out the rules that concern your condo unit. It includes information that will be essential for anyone wanting to renovate, such as the permissions that you need to secure to be able to remodel, as well as which parts of the unit you can change. It also notes the common elements of your condo (such as the front door, windows and the air conditioning unit), which are normally required to remain as they are.
Create a written plan of your renovation and submit it to the condo association.
Putting your remodeling plan in writing and having the condo association check it out will make sure that the association is fully aware of the renovations that you plan on doing. If there is anything in the status certificate that you are unsure of, ask the association right away so that they can advise you on what to do. Also, some condo associations require that they be able to conduct mid-job inspections, so find out if your condo will need to do so.

You should also talk to people in charge of the building’s plumbing or electrical systems if these will be included in your renovation plans.
Tell your neighbors about it.
You’re not doing this to gloat or to ask their permission. As a form of courtesy, you have a duty as a friendly neighbor to inform other residents that you will be doing some renovations to your place so that they won’t be shocked to hear all sorts of construction noises coming from your unit. Also, make sure that you stick to your schedule of renovation so that they won’t be disturbed at odd hours of the day or night.
