When a family buys a home, their main objective is to find a place where they will be comfortable living for a long time. Because they’re too focused on what they need right now, they fail to see how valuable the house is as an investment.
If you’re a bit more business-minded, you’d be looking at a house as something that has the potential to earn money when the time comes that you want to sell it. If you’re looking at houses for sale, be sure to look for these features to ensure that you choose a great place to raise a family, as well as a wise investment decision.
1. Three bedrooms – Most houses today only have two bedrooms, so you immediately have an edge over other future sellers in the neighborhood if your house has more. There’s no question that a big family will find use for a house with over two bedrooms, but if you think that a young couple doesn’t, think again. If the young couple is trying to start a family, they can’t stay in a condo or apartment for long, and a one- or two- bedroom home can only give them so much space. Also, young couples today like to have amenities like home offices or gyms, so a third bedroom will be put to good use.
2. Two or more bathrooms - A one-bathroom home won’t exactly be out of style in a few years, but you should expect to earn less for it when you sell. People will prefer to pay more for a home that has a master bedroom with a bathroom as well as another separate bathroom, especially if your potential buyers are families.
3. Large closets and extra storage – There are people who buy more and more things without purging their closets and cabinets of things they don’t really use, which calls for more storage space. If your house has a walk-in closet, or even just a really large wardrobe, that will put you at the top of the list to a buyer/shopaholic. A walk-in pantry would also be a plus for those who love to cook or spend their time just arranging their very own mini-grocery store.
4. Garage – These days, everyone has a car, so if you buy a house that doesn’t have a garage, you’ll find it hard to sell it later. Even people who don’t have vehicles would prefer to buy a house with a garage now if buying a car is in their immediate future.
Real estate is always changing; what is in now may not necessarily be what buyers will be looking for in the future. These features, however, are classic, and if yours is one of the few homes in the neighborhood that include them, there’s no doubt that you won’t have trouble finding a buyer in the years ahead.
