Buying a condo for sale is similar to buying a house, in that just as you would have a home inspected before buying it, the same should go for condo buying. Condos, just like any real estate property, are expensive, and buying one without inspecting it might result to serious problems later on should the property be purchased with hidden damages to it. Here are some of the things that you should look at during an inspection of the unit you’re planning to buy.
1. Plumbing system – Check how strong the water pressure is by turning on faucets and showers, and by flushing the toilet. Find out if there are drainage problems by running water into sinks and the tub and seeing how fast or slow the water goes down. Should the condo be equipped with a water filter, determine if it contains any rubbish or if it needs replacing.
2. Electrical system – One of the things that you should look at is if the unit has its own circuit, as well as where it is located. Also, the wall outlets should be checked to make sure that they work, aren’t grounded and have no exposed wires.
3. Interior – Some of the features that you have to inspect within the condo unit are the floors, carpets, walls, windows, doors and bathroom fixtures. Unless indicated in the agreement, these features should be in pristine condition before the purchase.
4. Facilities – You may think that you won’t be using them now, but in the event that you decide to, you want to make sure that common areas like the pool, gym and recreational center are in great condition. Besides, if maintenance of these amenities is included in your fees, you want to ensure that the money is being put to good use.
5. Floor plan/layout – See to it that the unit’s floor plan is something you can live with for a long time. Make sure that there are not too many units cramped in one floor, which can lead to ventilation and noise problems. Have a look at how far your unit will be to fire exits and the garage.
Although these things may seem easy enough to do, you will only really have peace of mind about the unit’s condition by getting a professional home inspector. Condos are great investments, so you have to make sure that you spend your money on something that you won’t have to keep spending on in repairs later on.
