When you are planning to sell your house, as much as possible you want to arrive at the best deal. But aside from the selling price, there are other “physical and aesthetic” considerations that need to be noted to have more prospective buyers inquiring and looking into your home. Real estate deals are usually closed during inspections or home showings. Thus, it is a must to leave a pleasing impression for the buyer to finally want to close the deal. The following are some of the useful tips that can be undertaken when you prepare your house for a showing.
1. Start Improving the Exterior. Prospective buyers are foremost attracted on how the house looks from the outside or its overall appearance. According to home experts and designers, the house’s exterior is suggestive of the type of people and the lifestyle of individuals living inside it. Everyone will certainly pick homes that look attractive, have fences that will provide ample protection, or a yard that will serve as a good playground for kids. Repainting the house will not cost you much but will certainly improve the value and appearance of the house. The same goes true for the simple tweaks and retouches on the lawn, porch, or the garden.
2. Do all needed repairs. A common mistake for home owners wanting to sell their old or existing house is to leave cracks, holes, leaks, and other damages unrepaired. Similar to all other items held for sale, a single defect or damage means a turn-off point for the prospective buyers. Most of the time, these defects are held as price discounts on the property which you certainly don’t want to happen.
3. Clean and maintain the house. Cleaning the house before the scheduled date of showing is a basic requirement. It doesn’t necessarily mean that it should be well-polished and shiny but merely clean and neat enough to ensure a presentable home. While the house sits waiting for a buyer, it should also be cleaned and maintained on a regular basis. External elements like water, ice, excess heat and dirt will have deteriorating effects on the house materials. Not to mention the regular house pests that needs to be controlled.
4. Formalize the design. Since you have lived on that home for quite some years, there are certainly areas of the home that were designed or styled according to the preferences of the owner or his or her children. These personalized interior or room designs might not be favorable or wanted by your prospective buyers, thus, it is advised that you redesign or redecorate the home in a more formal or neutral design or look.
5. De-clutter the interior. Just like a new home, you don’t need to fill the house with too many furniture, equipment, or decorative items just to make it look good. Most home buyers have their own interior design ideas and wishes for the properties they are buying. It is always best to keep things simple and organized.
6. Ensure proper lighting and a comfortable temperature. A house would look beautiful and dazzling if natural light comes inside and is mainly used during the day. Aside from its aesthetic benefits, this also translates to energy savings and a livelier feel for the home interior. It would also help if the house has temperature regulating features such as air conditioners for the summer and heaters for the winter and cold season conveying a comfortable living atmosphere or environment for the buyer.
7. Improving the smell of your house works too. Choosing and buying homes is not solely determined by what we see and feel. You might be surprised that a nicely scented house could also attract the interest of prospective buyers. No matter how old or how simple the house you’re offering, a neat, comfortable and even a pleasant scent could make a striking difference.
