There are instances why you might have to leave your apartment before your lease is over, such as moving back home to take care of a loved one, a job transfer or moving in with your boyfriend or girlfriend. Whatever reason you have, the landlord’s not just going to let you pick up and leave if your lease isn’t up. To avoid violating your lease, subletting your unit is your best option.
Subletting an apartment for rent means having someone else live in the apartment for the remaining term of the lease, or for however long you have to be away. There are some risks, but you can successfully sublet your apartment as long as you follow these tips.
1. Consult your lease and find out if you’re allowed to sublet your unit. In case the landlord has rules against subleasing, try explaining your situation to get his permission. Should he agree, make sure that you get his approval in writing to be sure.
2. If you’re the one tasked to find a new tenant, start by getting the word out to your friends and people at work. It would also help if you update your status with a focus on the apartment on Facebook or other social networking sites to get more attention. Post an ad on real estate classified ads websites like MyProperty.ph for a wider reach. Don’t forget to include pictures when you do.
3. Once you have a few prospects lined up, don’t forget to conduct interviews. Since the lease will still be in your name, you have to pick someone who will be able to pay rent on time, and will not trash the apartment while you’re away. Ask them questions like if they’re employed and earning enough to cover the rent and how many people will be living in the unit. Take note of their appearance during the interview, as this will give you an idea of how neat they are.
4. After choosing a new tenant who has decided to live in the apartment, create a subleasing agreement for both of you to sign. Make sure that it includes everything, from who pays for damages to the unit to late rent charges, if any.
Subletting is a great way to leave your apartment early without breaking your lease. Just remember to apply these tips to ensure that your subletting experience won’t be a bad one.
